What are Construction Documents?

What "Construction Documents" Mean

Architecture construction documents, also known as construction drawings or blueprints, are detailed and comprehensive sets of drawings and specifications created by architects and engineers to communicate the design intent and technical requirements of a construction project. These documents serve as a guide for contractors, builders, and other professionals involved in the construction process.

Construction documents typically include the following components:


What’s inside a CD set?

  • Drawings – Site plans, floor plans, elevations, sections, details, diagrams, and schedules that show locations, sizes, and relationships of building elements. 
  • Specifications – Written requirements for products, systems, workmanship, performance, and quality standards (organized using industry formats such as CSI MasterFormat). 
  • Administrative/contract items – Bidding requirements, general and supplementary conditions, addenda and contract forms that establish rights and responsibilities during construction. 

Together, drawings and specs are coordinated so notes, keynotes, and schedules match what’s written—reducing RFIs and change orders. 


How the engineering disciplines plug into your CDs

Structural Engineering (S):

  • Shows the building’s skeleton and foundations—framing plans, columns, beams, slabs, lateral systems, footings, connection details, and critical dimensions/elevations. Structural sheets must align with architectural grids, wall locations, stair/elevator cores, and any large openings. Coordination avoids conflicts at penetrations for ducts, pipes, and conduits. 

Mechanical, Electrical & Plumbing (MEP):

  • Mechanical (HVAC): Equipment selections, duct layouts, diffusers, piping, controls, clearances, and roof/ground-mounted units. Drawings include sections to verify space in ceilings and shafts.
  • Electrical: Power distribution, panels, lighting layouts, emergency systems, grounding, and low-voltage pathways. Load info and equipment locations must align with architectural and structural plans.
  • Plumbing: Domestic water, sanitary, venting, and gas piping routes; fixture connections; roof drains; sleeves through structure.

Fire Protection (FP):

  • Defines sprinkler system type, coverage criteria, hazard classifications, and head/pipe routing concepts. While a specialized contractor often generates shop drawings, the CDs set the performance basis, coordination zones, and interface points with ceilings, lights, and mechanical systems. 

Civil Engineering (C):

  • Covers everything outside the building footprint—site grading, utilities (water, sanitary, storm), curb/gutter, paving, accessible routes, and erosion control. Civil sheets must align with architectural site plans and coordinate utility entry points the MEP team expects inside.

  • Cover, general notes, code summaries, life-safety/egress plans
  • Architectural plans, RCPs, exterior/interior elevations, sections
  • Detailed wall, roof, waterproofing, opening, and finish details
  • Door, window, finish, and equipment schedules

  • MEP one-lines/risers, plans, sections, and equipment schedules
  • Fire Protection basis-of-design notes and plans (as required)
  • Civil site, utility, grading, and erosion-control sheets
  • Project Specifications, coordinated with the drawings
